Marital Separation Appraisals
In the event of marital separation or divorce, a formal home appraisal is often required for the purpose of asset division. Typically, a formal appraisal completed by a designated appraiser is the only type of valuation document accepted by government entities and the court system. Premier Appraisal Services is experienced in preparing these types of appraisal assignments and will provide you with a detailed written report with a clear explanation of the valuation analysis and conclusion.
In some cases, each party will retain their own separate appraisal services while at other times the two parties agree to rely on a single appraisal. When ordering an appraisal for marital separation purposes, you will need to know if you require a value based on the date of separation (retrospective appraisal) or a current market value. In some cases, both of these values will be required. Your legal representative can advise you of the appropriate valuation date, or if both values will be needed. Should a current value and/or retrospective value be required, using an experienced qualified Premier appraiser will ensure an unbiased and fair valuation of your home.
